At what point do I tell this “buyer” to pack sand? Apparently he is going to come back with yet another counter to my response.

 

I really need/want to sell the house, and the other interested party has moved on. So thanks to this guy being a nit picky fool, I have to either agree or just say get lost.

 

What to do? Give him one more chance or take my chances and put it back on the market?

He's already asking questions about the well recovery rate. It's a 2” well, decent pressure and flow... but you aren't going to get much out of a 2” point well.

 

If he is expecting city water pressure he is SOL.

Shankster, I wouldn't entertain any more counter offers. If it was me, I'd stand firm or let them walk. You've already gone above and beyond and they just want to keep on trying to negotiate. Enough is enough. I wouldn't wait too long either. By dealing with this guy, it may put you out of the seller market window (most families plan buying a house during the summer, or before school starts). Ask your real estate agent his/her opinion too (just remember they are tryingto make money off the sale so they maybe more inclined to continue down this path). Discuss with your wife and get her buy in on whatever decision you make. Good luck my friend.

My only worry is that I won't get another hit. I live in a weird area and stuff just sits on the market for months sometimes years.... I don't have the luxury of waiting that long or I wouldn't have negotiated at all.

This guy won't walk. If this is the house he wants, he will fix his own damn outlets. He would try to pull this sh!t with anyone else too and it wouldn't fly with anyone. You have already been more accommodating than most.

As I stated earlier, it's a poker game of sorts and gets down to how bad you want to sell vs. how bad they want to buy. If you're in a difficult market area and have not had a healthy amount of interest in what has been a sellers market the past few years, that is something you need to consider.  In the long run, whatever amount of $$ you're talking about will not amount to much.  Best of luck!

I'm a big lawn junkie so I know how important fall is for lawn care and maintenance. Just dethatched, aerated and Overseeded my own lawn

Shanks, and really to anyone reading this in a similar situation, a little tip on negotiation I learned in a law school seminar that sticks with me to this day. The most important skill in the negotiation tool belt is knowing when and how to say no and walk away. Don't force a deal just to make a deal.

 

Edit: Also, in case you were wondering, and I know you were, ignition switch turned out fine. Only took 75 minutes instead of the 90 they said it would!

Dude has 25 minutes to respond. If I don't hear anything. If he doesn't accept my very reasonable counter he can live in a tent.

 

Reminds me of a story I heard at my Bridging The Gap CLE, dude worked for a bank dealing with an Asian loaner. The guy didn't want to close the deal because of the date being unlucky in his religion as eastern nations are big on numerology. He asked the guy for multiple dates and never heard back. He then made a show of calling the guy, during his presentation to us, and leaving a message on his phone saying that the deal for a 4 Million Dollar loan was off. Nuts.

 

Edit: He said he lost a damn near million dollar fee on that case, but if he couldn't trust the guy he wasn't doing it.

He's going to keep pushing until the closing and then he still may pull something. When I was helping my Dad with his house sale, same thing guy kept pushing and pushing until I said no more. Then at the closing he tried to get some cash out of us that the fireplace/chimney needed reglazing. Got my Dad by the arm and said we are outta here Pop and all hell broke loose. The creep and his lawyer reluctantly gave in.
