Found this mess when I finished the demo up this week. Yea that's the bottom of the rubber roof and that's old shingles. Someone had an old chimney in this section and never put anything under it to make sure there was wood to support the roof. There's a ton of old water damage that doesn't look like it has happened for a while. I will have to get the rubber roof taken care of in a year or two and I will try to remove any bad wood from below and frame then put plywood on top of it to support the rubber roof. I HATE people who don't know how to do things the right way.

Amazing that people take shortcuts like that without thinking about the repercussions.

It’s amazing to see the variance of quality from home to home.  When you think about it, how many remodels are happening without a proper permit?

Every time we go to someone’s home for an alarm I try to check out the basement to see what kind of surprises I can find; especially among the elderly who aren’t venturing down there that often.

Sorry for your luck with the lazy prior owners. Nice to have parents who are smart with construction Tom...that’s how we’ve been able to buy a fixer upper as well.

The funny part is my town only requires permits for full rewire of the house or replacing the electrical box. So I can redo the two rooms I'm doing without a permit. I'll be doing things to code or beyond but I called the inspector who does the permits and that's what I was told.

Yea I'm glad I can redo the electrical I found knob and tube running into the rooms I'm doing but no signs of it on the panel freaking people. This is why I have a 5 year plan to have the whole house renovations done so I don't have to worry about problems

Good plan. It sounds like it’ll be an adventure.

It is amusing to see how some people’s brains work when it comes to wiring and plumbing.

One of our first projects was to redo our master bath which meant move the shower 3’ into the closet so we could add a double sink and vanity.  Popped up the floor and what did we find?  Yup, a double P trap for the shower 🤦🏼‍♂️

Nice Double P!  Did they also cut all the way through the floor joist to make it work?

As you can see, the joists run front to rear and perpendicular to that plumbing.  They were slick and “only” cut down 5” of the 2x8 at the point where it was resting on a party wall.  After some laughs and some tears we did some repairs to the structural support before swapping the double p for a singular run.

But as you describe, maybe traps are overrated anyways. I mean, who doesn’t love free smells? 🤣

Yes...the PVC connects to another metal trap which runs to the main drain. Silliness.

today is get ready to install furnace day. Oil tank starting leaking beginning of last winter and I was filling it by hand end of the season so it didn’t burst. Gas line install was free and found a combination water heater and furnace.

bye bye electric water heater and 20 year old oil furnace!

Swapping out 3 items for 1 that’s smaller than the water heater 😂😂 maybe install a hitting net after?????? A man can wish

Last of the demo done just a little clean up to do and to pull some old sub floor. Electrical running started today and once we know the layout for plumbing I'll lay the sub floor down, then frame what needs it and then insulate.

Yea there was a whole wall like that that I knocked down thank goodness for balloon frame houses that allow me to destroy that BS instead of just fixing it. Under that crappy chip board is two layers of 1x12 planks from way back in the day. Notice the hole in the floor that at one point had a chimney that will need to be framed from above and have plywood placed over it to fix that mess.

Can you save the 1 X 12's or reuse them somewhere else? Reconditioned they'd make a great accent wall.

I salvaged as many as I could that did not break. They will be used as trim around the windows I'm redoing. When I renovate the other half I'm going to try to save more of them and use them as cabinets when I redo the kitchen. I'm a huge fan of the salvaged wood look so I will be using them for as much as possible even a coffee table for my living room.

If you're doing a remodel I highly recommend this insulation it is phenomenal and a great sound proofed also. Anything fire resistant to 2100 degrees is a plus take it from a firefighter if I'm putting it in it's because it'll make my house safer. Could only fit 3 things of insulation in my truck but I got half of it done need to run wiring and plumbing this weekend so I can finish the installation and keep my house warmer since it's getting colder faster than expected.

Just curious what are you using for the gaps between the studs/header and the Windows. If you haven't decided, I might recommend using the RockWood and stuffing it in the gap. Then a layer of caulk to seal it. Years ago I used foam insulation which distorted (slightly) the window frame. This was a better solution - at least for me.

I'll cut some of the same insulation I am putting in the walls into those openings. I have to spend quite a bit to get the insulation done but it'll help me save money on oil which will be nice.
