Okay finally approved for the cash out refi after a round about route that included not being told the loan I had been approved for was an FHA loan - no way my house is ready to pass that inspection.  But it did get appraised at a high enough value for the fun to begin - we close in a couple of weeks - our contractor is a church member who generally does high end new construction (think 2 million and up.)  We are making a bathroom and our kitchen handicap accessible for our daughter, replacing a window in our bedroom and flooring in the front part of the house - we've already redone our spare room (4th bedroom/den) as mostly DYI project to get the house ready for the appraisal.

We will also need to do the gutter repair (DYI) and pain the exterior (probably DYI.) in the next year.

Let the fun begin!

Taylor Made Stealth 2 10.5 Diamana S plus 60  Aldila  R flex   - 42.25 inches

SMT 4 wood bassara R flex, four wood head, 3 wood shaft

Ping G410 7, 9 wood  Alta 65 R flex

Srixon ZX5 MK II  5-GW - UST recoil Dart 65 R flex

India 52,56 (60 pending)  UST recoil 75's R flex

Evon roll ER 5 32 inches

It's our offseason so auditioning candidates - looking for that right mix of low spin long, more spin around the greens - TBD

I was more concerned with the 2 1/2 foot long copperhead in the dining room a few years ago. I thought about grabbing him after pinning him with a spade, then thought better of it.

Copperheads can definitely mess you up, handle carefully.  In CT we were loaded with them with only an occasional rattlesnake.

That there is a cute little fella.  I'd rather deal with that then cane toads.  Even the 3M python living in my daughters attic is no issue.  He keeps the mice population in check.

@tony@CIC - looks fantastic.  IMO the undercab lighting makes a big difference in the finished look.  I recently put in LED light strips on top of the cabs as well since SWMBO wanted accent lighting for the doodads up there.  Since it runs the entire length of the cabs for ~15' on both sides of the room, it makes a big difference in our kitchen for overall light.

It is a game changer in the kitchen to have the light on the counters underneath the cabinets for a total lack of shadows when doing things with hot and/or sharp things the kitchen is full of.

Especially when your house is as dark as mine since we have a number of trees and no south facing windows, need all the light we can get.

We needed extra light too and the above cab lights really made a difference.  Now the downside to ours is buying them a few years apart, the shade of the light is different.  Uppers more yellowish and unders more blueish so now somebody wants new under cab lights to match the uppers.  😩

The 16' roll of LED's has adhesive on the back which I knew wouldn't hold to the wood so I had some thin flexible plastic that I cut into thin strips.  The adhesive sticks to it real well and I stapled the plastic to the back of the crown moulding.

Well to follow up, thanks @Shapotomous for the link as I went ahead and got a 16 foot roll and put them up of Friday. The wife was very pleased with it and they were very easy to put up. On to the next thing on the list.

looks great!  I've been wanting to add some underlighting to our cabinets for some time now.  Of course, we're trying to sell... so maybe that waits for the next owner! haha

Nice and yeah this was super easy, it took all of 10 minutes. Not going anywhere personally soon, maybe 3 years or so this and likely more updates to come.
