revkev Posted May 2, 2022 Share Posted May 2, 2022 Our saga just keeps going and going - we redid a room in November ourselves (my son is a licensed electrician and AC repairman - thank you US Navy). We did the room to move into once our refi cleared because we are making the bathrooms and kitchen more accessible for my daughter as well as widening the entry way into her room. The refi then took forever because we got all the way to the appraisal part and discovered it was an FHA loan that we had been approved for - there's no way our house is in that sort of condition partially because we have torn stuff up to get ready for the remodel. We resumed the refi process at the end of January and finally closed and funded it the week after Easter - no trouble with that appraisal - housing prices are going bonkers in Florida, we could sell our house for cash at above its appraised value if we wanted (very tempting) and the appraisal came in at a enough. So now we are looking at having the house torn apart in stages throughout the summer months. If you get in dire straights I can see if her or my cousin could work something out for you… she’s old, but might lend a hand… or if push comes to shove and they still have it I’ll be out that way in late July. Biggest pain I’ve ever done since the locator wasn’t the most reliable. Took about 90 minutes to even get the camera head into the drain since it’s a straight 90 degree angle 10 feet deep. Hopefully I marked off the right location. Going to reattach a downspout to the storm so their isn’t a runoff going into my new driveway. I wanted to put a pergola over the back patio because in the winter and when it rains I really can't use my smoker and grills. The Minister put the kibosh on that idea because she didn't want the entire thing covered so I decided that I can do a BBQ shelter instead. Here is the (almost) finished result. I still have to have some electric ran to it to put in some lights and to run an Alexa and speaker. I can even park my tractor under there now. I power washed the patio before I started but will have to do it again. They needed a wider tread & shallower riser and straight entry to the door compared to what was there due to crutches from a recent broken leg and an upcoming knee replacement for the spouse. The 2 x 12's for the stringers were over $60 each!! The face boards on the risers aren't on in this pic because I had to look at 3 lumber yards before I found decent 1x boards to use. Once the rehab is done I will move the steps to the far right of the landing so they don't line up with the garage door taking away a parking space. The prices around here are the same as they were before Covid. The roof panels were the expensive part at $26 a piece, I needed 7 of those. Her hubby passed away a few years ago and we help her out. Should be a 20 minute job. I stopped late last week to do it, plugged in my blower but had no electric at the outside outlet I had used on previous occassions. She wasnt home so I couldn't check anything inside until today. So today I tracked the supply wire to a hard to access outlet in the basement. Electric going into the single gang box, no electric coming out so I figured I had it isolated. After about 1/2 hour of gymnastics to get the outlet out to access the wires I see the black from the outdoor supply wire wire-nutted to a white....the classic switch config. I ask the lady if there is a switch somewhere that controls the outside outlets....not that she knows of. I ask her if there is a switch anywhere that she doesn't know what it turns off & on.... Uh Yes....that one over there by the back door I don't know what it controls. And you guessed it...turn the switch on and there is now juice at the outside outlet! So I wasted an hour today fixing a non issue. I immediately thought of Christmas Vacation, Clark and his lights. There were 4 cables stuffed into this over crowded single gang box along with the outlet. When I put it back together I left out the unused outlet so there was room to wire nut the wires together in pairs with a jumper. So I suppose it wasn't wasted time since I made it safer than it was. tommc23 Posted May 7, 2022 Share Posted May 7, 2022 With getting the floor finished I took off the door and started to stain it. Tomorrow I’m going to pick up kick boards to stain as well then all there is to do is put heating in and one room down, only took 2 years but last year was stagnant due to family issues. My second room is on hold my brand new 1 year old flat rubber roof has been leaking sometime after the hurricanes last year it started. The company who installed the roof and solar came last week to see why and they found a soft spot along with a tear in the rubber roof. The guy didn’t have anything but caulk so he caulked the tear and got things at least temporarily fixed. We’re getting a lot of rain in PA recently so I have been dealing with the leaking ruining brand new drywall. Waiting to see if this goes further and into the other new drywall if it does I don’t want have that fixed after putting work into it. Try to make my house better by putting a new roof on it and solar and I’ve been treated to nothing but leaks. It's taking far too long but working on other peoples projects leaves very little time to make progress as I would like. But today was semi open so it was time to take out a window and sheath and drywall over the opening. With the layout we decided on that window was right where kitchen cabs and counter would be. Got the insulation and drywall on tonight after golf but didn't have my phone to get pics. From a room with a view of the woods... to this... outside is tyvek'ed in until I get to the siding... I told them a patch is an acceptable temporary fix but with the roof being a year old it is not a permanent fix. I don’t think they liked that but screw ‘‘em there are warranties for a reason. This is the amount of water that was running down my wall this last storm!
