College town rent with Covid 19

Daughter is a sophomore at U of Oregon and renting a place with 3 or 4 other peeps.  Their lease is up come mid August and her and 2 others are looking for a place. They do need near campus as jobs (hopefully jobs) and 1 with no vehicle will keep life simple and more time efficient. 

Part of me is wanting her to hold out awhile before she secures something as one would think rent might fall?  Thoughts?  The optimist in me would think that school will be back to mostly normal come fall term 2020 so maybe no impact on rent?  But also location is key for them for the music hall and other music stuff that they are involved in.

When you say they are out looking. Physically or online? If it was my daughter 1. It'd be on line 2. There'd be a provision in the lease if the quarantine continues that they could get out of it.

Online but they looked at a few before it started. Good idea on the provision.
